See the difference between Pinnacle and all other builders. When you look at a Pinnacle Home, know we build differently than the “big” guys and the “small ones” too!
Below is a comparison of what is included as “standard” in our houses and what other builders are putting in (or not). If you are not sure what other homes include, be sure to ask before you buy!!!
Foundation
- 10 year watchdog waterproofing that is a spray on rubber membrane
- A sprayed on tar product with no warranty
- 8" poured concrete footer with 2 continuous rows of #7 metal rebar
- 6" poured concrete footer with no rebar (not required by code)
- 8" poured concrete wall with vertical and horizontal rebar. Vertical rebar is embedded in footer
- 8" poured concrete wall with no vertical rebar only horizontal the code minimum
- A strip drain product consisting of a foam drain encased in filter cloth that is applied directly to the foundation wall and directs any ground water directly to the daylight drain and sump pump
- A thin cheap 4" perforated pipe thrown down near the bottom of foundation wall
- Sump pit with a metal 1/3 HP pump installed in all houses
- Sump pit and pump not installed in walk out lots to save money
- Metal wire used in all concrete basements, garages and exterior concretes
- Metal wire only used in garages and exterior concrete not in the basement to save money
Framing
- 2x6 walls used on all exterior walls including garage
- Many "big" builders use 2x4 walls on exterior walls to save money and always on garage walls
- 2x4 interior wall studs placed every 16"
- 2x4 Interior was placed every 24" per code minimum
- Floor sheathing 3/4" thick Weyerhaeuser Edge Gold™ with a 50 year limited warranty and a 200 day open to elements no sand warranty!
- Use the cheapest brand subfloor that money can buy in many cases they use a 5/8" thick!
- Tyvek™ brand house wrap a non woven breathable water resistant house wrap
- A cheaper version of house wrap that is a woven product and offers very little wind resistance or damp proofing
- GAF™ 30 year architectural shingles
- 3 tab shingles (if you don't know the difference Google it and you will see the architectural is a far better looking and longer lasting product)
Siding
- Certainteed™ Mainstreet line a .044" siding panel are our accents include vinyl shakes and board and batten accents
- A .38-.040 panel used that is thinner and shows more imperfections in the wall
- Siding installed to the ground level (no concrete showing) even on walk out basements
- Install siding to the bottom of framed area in many houses(especially walk out lots) leaving feet of exposed concrete showing and painting the concrete to match the siding
- We use only Certainteed siding, a brand with colors that have been and will continue to be stocked, if a piece is needed years from now it can easily be purchased and matched
- They buy the cheapest siding often by companies that get bought out, merged, close or discontinue certain "cheap" lines making it impossible to match siding years down the road
Flooring
- Standard flooring include Luxury Vinyl plank on first floor
- Carpet in dining room/study and many times the great room
- Standard Lvp is Rockloc Plus™ which has a 12 mil wear layer with a Maxprotect coating and a lifetime residential warranty
- Ask the builder to see a piece of the floor you will clearly see the difference in quantity
- Tile installed all bathrooms, tile showers in master and upstairs laundry rooms
- Many builders tile is not standard
Cabinets
- We use DiamondTM or comparable cabinets, an all wood (Maple or Birch) cabinet with plywood sides, solid dovetail drawers and soft close hinges on all doors and drawers
- Many times with white cabinets the cabinet doors are a MDF (compressed cardboard) and have a plastic coating that can not be repaired or touched up if scratched. In most kitchens the cabinets boxes are not plywood but particle board the drawers are not solid wood but particle board and will not last. And soft close is an option, if they even offer
- Kitchen cabinet height vanities standard
- Vanity height vanities (4" shorter) used which many feel are stated and too short. Literally cost the builder $20 less so they use
Countertops
- Granite or quartz level one countertops are standard
- Laminate countertops are standard
- Level one granite or quartz is standard on all vanities
- Cultured marble (white one piece) standard all vanities
- Tile backsplash standard making every kitchen unique
- 3" countertop matching backsplash standard. Most time no options for tile backsplash
Interior Trim
- Many modern styles of doors used and/or available to choose from included 3 panel craftsmen, 2 panel, single panel 10 styles to choose from
- One style of interior doors to choose from
- 5.25" modern flat baseboard, 2.5 flat casing
- They use old looking tired trim profile you see in house 40 years old
- Wood jambs with wood casing around all windows
- Drywall surround windows with a small window sill which makes dings and dents to the corner bead of window very easy and has a cheap builder grade look
- Trim done by craftsman with man unique trim walls in dining rooms study etc. making your house special
- Nothing special making every house feel cookie cutter. Just drywall
Paint
- Paint quality is custom quality and you will see the difference. Many different colors used and pre-sold customers can pick their paint to make it feel more like theirs
- Builder grade is just that cheap paint done for cheap and it shows. Check the houses (not just the models) out before, to see the real quality that will be used
- High quality great covering egg shell paint used
- Thin cheap "builder grade" flat paint that they will tell you "great for touch-up bad for wiping" because it's so cheap it literally wipes off
- One color walls and white ceilings is standard
- One color walls and ceilings is standard
Drywall
- All drywall is glued and screwed to walls and ceilings to best eliminate as many nail pops as possible
- Glue and screws are not required by code so many builders opt out to save a few bucks. They use nails which result in many more nail pops for homeowner
- Water resistant Purple board used behind tile and a Schulter™ waterproofing membrane used in showers
- Most builders will not want to talk about this part! Ask to see their shower walls before tile, guarantee no water proof because no inspections
- One year warranty on everything in the house including drywall which includes the spackling the sanding and the painting
- Many builders will not warranty drywall and if they do will not touch up paint
Plumbing
- Pex lines with crimped fittings NO GLUE, because glue fails! Shut offs at each fixture
- CPVC lines with glued fittings. Plumbers forget to glue or apply it or the primer incorrectly.
- Passive Radon system standard
- Passive radon system rarely installed
- Moen fixtures in matte black
- Cheap off brand fixtures in chrome
- Large single bowl under mount stainless kitchen sink with garbage disposal and Moen faucet with pull out sprayer
- Double bowl over the counter mounted sink with cheap kitchen faucet, disposal not included
- Our standard toilets are Kohler™ Comfort height, elongated bowl, power flush and easy close
- Their standard (and in most cases only option) toilet is none of these. Sit on it and you will see the difference!
Electric
- Each house has different light fixtures based on style, paint color and overall theme. Presold customers can pick out their lights to make their house feel like a home
- Light packages all the same throughout the development
- Ceiling fans with lights in every bedroom and great room
- No ceiling fans and many times no overhead lights in bedrooms or a small cheap globe
- Recessed LED packages in the great room, kitchen, hall ways and master bedroom
- Recessed packages in kitchen all others extra
- USB/electric receptacle in kitchen and master bedroom for charging stations
- Not an option
HVAC
- Trane™ HVAC system, Made in the USA 100+ years in the business, parts available, 10 year warranty on major components
- Cheapest Chinese made systems with hard to get parts and minimal warranty
- All two story homes have a two zone system. Meaning one unit for basement and first floor and One unit for the second floor
- Most two story homes under 2700 sqft have only one zone and have many areas that have cold spots as well as have trouble keeping up on extreme temperature days. This not only makes your home less comfortable it makes the single unit work very hard and does not last as long
- Units have filter grills in the wall instead of changing the filter at the unit. This makes it easier for homeowner to see the condition of the filter, remember to change it regularly, and makes it way easier to change
- Cheapest and easiest way is to put a slot at the unit for the filter so that's what many builders do
Garage Doors
- 8' HIGH Insulated 25 gauge steel garage doors by Haas™ with glass windows, decorative hardware with a lift master opener
- Cheap uninsulated no windows no opener and worst of all 7' tall door is a killer for tall SUVs and trucks
Outdoor Living
- Decks included or can be added of any size or style built by the owners of Pinnacle
- Decks not included and if added very limited design and product styling, built by whoever they can find at the time. And the price!!!!
- Professional yards installed with the best quality topsoil available. Although grass growth is not guaranteed we strive to make each yard the best we can by using a rockhound to rake all rocks out
- Many track builders simply cover up rocks and clay dirt with sod which looks good for a short while but after a year will be hard to maintain quality grass growth
- Driveway is as wide as entire garage normally 23'-24' wide
- Driveway as wide as garage door 16'

Pinnacle Homes
Dave Sanchez and Dave Davies started Pinnacle in 2010 and have been in the home building business for a combined 50 plus years. We have built over 50 homes in Franklin county and have no plans of leaving. When you email Pinnacle, it goes to owners email, as a customer you have the cell phone number of the owners. You can call us any time.
We care about building you a forever home and we have the know how to get it done right the first time. Our subcontractors are local craftsmen that we have worked with for years and are tried and true. They are local as well and take pride in their work and the name on their truck.
Our houses have always and will continue to grow equity for our customers. A quality house will hold and add value year after year.
Other Builders
Big companies that see a quick buck and come into Franklin county to make it and leave. Subcontractors that they use are the lowest bidders for the job. Many of them drive from far away for the work and don’t live near here. Many project managers for the big builders have limited or zero real building experience, they are employees with the goals of making the most profit for their company and building your house as fast as possible.
The contractors, project managers and “higher ups” do not care about you or your house and most likely will never see you again after the build. So many big builder houses lose value once they start to fall apart a few years after the build. Don’t let this happen to you.
